"A commercial property focus on land transactions in Business Bay, illustrating transport links and GFA metrics."
Business Bay stands as Dubai’s premier business capital, boasting high density, high footfall, and a skyline comprised of iconic commercial and residential towers. For developers seeking to build mixed-use properties, Business Bay presents a rare premium opportunity where capital returns are driven by both office and luxury residential demand.
Centralized Urban Access
Located immediately adjacent to Downtown Dubai, Sheikh Zayed Road, and the Dubai Water Canal, Business Bay offers unparalleled connectivity. This strategic location makes completed buildings highly attractive to corporate offices, international hotels, and high-net-worth residential buyers who want to live and work in the center of the city.
High-Density GFA & Floor-Area-Ratio
Land parcels in Business Bay are zoned with some of the highest Floor Area Ratios (FAR) in Dubai, permitting the construction of high-rise skyscrapers (G+30 to G+60). This density allows developers to construct large-scale iconic towers that combine luxury apartments, high-tech office spaces, and ground-floor premium dining outlets, delivering multi-faceted revenue pipelines.
Capital Appreciation Trends
With very few vacant plots remaining in the central canal area of Business Bay, land scarcity has driven capital appreciation up by 12% in the last 18 months. Developers who acquire parcels in Business Bay are positioned to capture premium residential sales prices, which currently average AED 2,200 per square foot for canal-facing premium apartments.
