"Exploring the massive B2B demand for industrial plots with high power supply allocations to support data centers in the UAE."
As the United Arab Emirates accelerates its digital transformation, artificial intelligence (AI), and cloud adoption, the demand for digital infrastructure has reached unprecedented levels. This transition has triggered a massive B2B land rush for a very specific type of real estate: industrial plots zoned for data center development.
High Power Supply Requirements
Unlike standard commercial warehouse properties, data centers require immense, continuous power supply lines. Typical hyperscale data center projects require a minimum of 20MW to 50MW of power capacity. Consequently, land buyers are prioritizing industrial plots located directly adjacent to DEWA (Dubai) or TRANSCO (Abu Dhabi) high-voltage substations, as the cost of extending high-voltage cables over long distances can make a project economically unfeasible.
Zoning and Location Guidelines
Data center development requires specific zoning. Industrial parks like Dubai Industrial City (DIC), Jebel Ali Industrial Area, and Abu Dhabi Kizad are the primary targets. These locations offer optimized zoning for infrastructure use, robust fiber-optic connectivity from multiple telecom providers, and are located outside of active flight paths and seismic fault lines to ensure maximum operational safety.
Capital Inflows & Land Valuations
Valuations for data center-ready plots have risen by 15% over the past year, reflecting the competitive nature of institutional acquisitions. Major global cloud providers and local telecom conglomerates are actively looking to lease or buy plots under 50-year long-term land lease agreements. For landowners with industrial plots that possess guaranteed high-power allocations, this represents an exceptional opportunity to secure institutional-grade tenants with highly stable, long-term yields.
